    Adorable cottage and history. The staff was friendly and helpful. We were sad to not have more time to enjoy the property and relaxation Duval House had to offer. We will be back.

    Last week four of us stayed for four nights in Duval House. Although it is a relatively pleasant place to stay - for the money you should be able to do better. Pros: Great location (a short walk to anything of interest in Key West). Nice gardens & pool (a quiet place to escape the noise and energy of Key West) Reasonably friendly staff. Historic buildings. Great house cat. Will let you use their gardens and pool after you check out. Cons: Overpriced. Breakfasts are "free" but not good (but an excellent French bakery is across the street) Small simple rooms. Lots of guests smoke in the gardens or at breakfast. 3 pm check in time; 11 am check out time.

    Perfect location. First time for me at a bed and breakfast. Kirsten the general manager is great. The rest of the staff seem like they just don't care. The property is very large. Pool is salt water or at least it seemed like that. Very nice to lay out. Gardens and grounds are clean and kept up. We stayed at a cabana room. Very Very small. The first room we had, the air was not working. They moved us right away, and the second room the air was working. The rooms are so small, the sink is in the room. Showers are tiny too. The breakfast they serve is a huge continental. I am not a breakfast person so not much to say there. The beds are worn down, and need replacing. Sheets also need to be replaced. The location is really what you pay for. It's in the heart of Duval street, and you can walk everywhere. I don't think I'm a bed and breakfast kind of guy. All in all not a bad place, but I don't think I would be back. I feel they are very over priced. I guess you pay for the area.

    Great little inn. They have a great continental breakfast with fresh belgian waffles. The grounds are neat and very well kept. The pool is adorable and perfectly placed for sun bathing. Walking distance to 2 beaches, bars, shops, and all the great places to be. The only set back is that the room I stayed in was ridiculously small, maybe 200 square feet? Shower was so tiny that i had to get out to shave my legs and barely had room to wash my hair. But the room was clean and nicely decorated. If room size is important to you then be sure to speak to them at booking.

    The main draw is convenience. It sits right in the middle of Duval street. You can rent bikes next door, or walk anywhere. The rooms are quiet as far as not hearing other guests, but you should pack earplugs for the loud, insessant roosters. (They're protected and everywhere.) The room I was in was in the far back, and had it's own little porch, latticed in, with a table and chairs. It ended up being a perfect spot to discreetly hang up wet clothes after a trip to the beach. Duval House has two pools. They were never busy, and swimming under coconut trees at night and staring at the stars was amazing. The free breakfast helped offset the pricey restaurants. If you call the hotel directly to book, ask for a AAA discount. It loses one star because of the friendly cat, and it's even friendlier fleas.

    Great location. In a party area but quiet enough to sleep, if you oversleep for the continental breakfast there is a delicious french bistro right across the street. The place is clean and thw keepers friendly and helpfull in finding stuff to do. If youre comming to party check out Dantes on Caroline St.

    We LOVE the Duval House! November was my 3rd stay and I hope to be back soon. There are many wonderful things about Duval House besides the location.(but for those of you who need to know about the location, If you are not familiar with Key West : this is a peaceful respite in the center of the hussle-bussle of Key West. Located on the main drag so you can walk everywhere, but once you close your door or go into the courtyard you are in paradise, far from the crowds)...The rooms are all beautiful and have lovely appointments. The pool is warm and secluded amid fantastic greenery. The breakfast bar has make-your-own-waffles, hard boiled eggs, a wonderful fruit assortment , oatmeal, cereal and pastries. (I am confused why any of the other reviews say anything negative about this breakfast....) AND...you sit out in a courtyard that is stunning while you enjoy your morning coffee and breakfast! The staff is not just friendly. They become your friends. It is a bed and breakfast the way it USED to be....A warm, friendly place with a beautiful room, a comfy bed and relaxing grounds. Then you can walk out the door and be a tourist without ever needing a car or cab. We rented bikes (right next door!) and rode around the island, to the beach, etc....If you are looking for the staff or amenities of a sterile hotel chain this is not the place for you. If you love the idea of a clean, beautiful Bed and Breakfast and are looking for something unique and wonderful, give Duval House a try! I'll be back for sure!

    This was a very lovely B&B. The bed is nice and the breakfast is ok -- just continental; cereal, pastries, bagels, and unlimited mimosas :) I am used to the B&B's that comes with eggs Benedict, pancakes, etc. I gave this place 3 stars because of the atmosphere and the location. The place is beautiful and very well cared for. The location couldn't be better, right in the heart of Duval Street. Pros: Location and atmosphere. Cons: PARKING IS NOT INCLUDED! If it wasn't for the fact that our parking was included in a special deal we got, I would have given this place a very bad rating. The price you pay should include on-site parking, but it doesn't, it cost an extra $10 a day to park at the place! Overall, a little pricey and the breakfast is a joke, but the place is nice and the location is perfect.

    I really wanted to like this place, but it let me down in a lot of ways. First the good things - The place has a nice courtyard, pool & gazebo area where you can just relax. The 7 buildings that make up the resort act like a wall from the outside world. The front desk staff are great. Its on Duval street, practically next door to the bars, short walk to everything else. Complimentary bottle of Californian champagne with the room. The bad things - + Carpet is nasty - while the main walking areas of the room the carpet looked ok, albeit worn out in some places - I find it absolutely disgusting that the edges along the wall and under the high legged tables/desks have a thick layer of grey that I guess conventional vacuums can't reach - 10 minutes with a shop vac, or better yet a yearly deep cleaning would make it not look like a dryer's lint trap + Window ACs - very very noisy - Need to replace with larger more efficient units + Its just weird to have a toilet seat that is bigger than the toilet bowl... + Water pressure/Shower heads...no where enough volume to get a good shower, but I suppose not much can be done with this as the place is pretty old, and the water pipes probably can't be upgraded without tearing half the place down. + Breakfasts are lame. I get the same complimentary breakfasts from holiday inn (bagels, mini muffins, small danishes, hard boiled eggs, yogurt) - at least get a Belgian Waffle machine..Even Ramada Express has those! + Its on Duval street - when your hung over or trying to turn in a little early to make your appointments the next morning, hearing Harleys/busted motorcycles and belligerents shouting at the doormen after getting thrown out don't make it a calm restful place. (Though getting a room/suite that is more in the rear of the resort may resolve this) Would I come back here without a livingsocial discount again....probably not....

    It is right on Duval Street, so if you are looking to just walk out the door and turn right or left to find the constant action that goes on here, this is the hotel for you. It is off the main drag a little so you are shielded from the drunks and yellers but you will not be hidden from the roosters, so if you like being crowed awake in the morning, it is the perfect venue. They have a great outdoor patio and a hidden pool for relaxation if you decide to take it easy instead of doing the Duval Crawl, you can in peace and quiet.

    We found this place just by wandering down Duval Street. We had reservations for only 2 nights at one B&B, but they were all booked up and we fell in love with Key West and decided we wanted to stay another night. It's very centrally located - Duval Street is the main drag in Key West - but what's nice is all the rooms are set back off the road, so it was pretty quiet. Fabulous outdoor patio, where they serve breakfast.

    I stayed here for 5 days in May 2012 for my destination wedding! Our wedding party took over 12 rooms at The Duval House. Overall, we really enjoyed our stay. Like many of the other reviewers said, it is in a great location. It's close enough to all the action on Duval Street/Mallory Square to make it very walkable and very convenient, but far enough away that you get away from the chaos. Walkable to the chaos is the best combination in Key West for me :) As for the property itself, we really enjoyed having the central courtyard and the pool tucked away in the back. Also, it was nice that there were a number of different style rooms (they had a number of two bedroom units) that accomodated our guests. The rooms themselves were simple, but completely sufficient. If you want something swank, go elsewhere and you'll surely pay a pretty penny for it. Regarding the staff and service, we worked with the GM to get a block of rooms in the months leading to our trip. Contact with them was often difficult at times and many of our guests had problems booking their rooms under the wedding party discount code. But in the end, we all got our rooms, at the group discount (which was awesome), and we all enjoyed our stay. For the breakfast (it seems the past reviewers were disappointed in this), it is not fancy at all. However, there are so many great brunch places nearby that I feel like this shouldn't even matter. For those days when you just want a quick bite, it was fine. Want a more substantial breakfast, go down the street to Blue Heaven. Overall, I recommend the Duval House to anyone who wants to be close to the action, but don't want to pay the high prices of the hotels on the other end of Duval.

    I would say this place is 2 1/2 stars. It is conveniently located on Duval Street. The room was clean. The parking is a nightmare! We didn't have the breakfast because the first day we really wanted to eat at the French bakery across the street (amazing!) and the next day we were leaving at 7:30 and breakfast didn't start until 8am.

    A 5-night stay in November was my first time visiting Key West. Duval House is fantastically located right in the center of everything. The room in which I stayed was very charming. Best of all was the peaceful courtyard. Flowers and plants all around, a wonderful spot to relax with my morning coffee. Breakfast was excellent with a great variety of food to choose from. I will definitely plan to stay here again on my next visit to the Keys.
